Documents Required for Registration Process of Resale Flats in Kerala
1. Original Title
Deed
2. Encumbrance
Certificate (To be applied in Registrar / Sub Registrar Office, upto 26 years
we can get it in sub registrar office with-in 7 days, for 30 years we have to
apply in main registrar office, it will take 15 working days, Documents
Required to Apply EC is photocopy of Original Title Deed)
3. Building Tax Paid till current
year receipt ( To be applied in Corporation/Municipality office, documents
required Original/Photocopy of Title Deed will get it in the same day)
4. Land Tax Paid till current year receipt
(To be applied in Village Office will get it in the same day or next day,
documents required to apply is previous years tax receipt if there is No old
dues, if it has old dues we need Original Title Deed & EC along with old
tax receipt if available)
5. Possession
Certificate - (To be applied after receiving the Encumbrance Certificate will
get it next day)
6. Location
Sketch – (To be applied after receiving the Encumbrance Certificate along with
Possession Certificate will get it after the inspection of Flat)
7.
NOC from Bank (in case there is loan on property or any previous loan need
closure letter)
8.
Building Permit - (From the Builders)
9.
Connected Joint Deeds or Mother Deed (Entire Chain of documents from first sale
deed) (From the Builders)
10.
Partnership Deed If Any – (From the Builders)
11.
Society Related Documents – Share Certificate etc. - (From the Builders)
12. Utility
Bills - (Need to be cleared by the seller)
13.
Sanctioned Plan (From the Builders)
14.
NOC from society to ensure that there are no dues to society / RWA (From
the Builders)
